Time to say goodbye?
Sell your home with confidence
As a listing agent, I believe that being a Grant-of-all-trades is my most valuable asset. Providing you with the highest level of service means being able to walk through your home and spot potential repair red flags, visualizing the best staging possibilities for every room, making a checklist of customized resources you may need, and getting to know you and your home selling goals. This ability to see every piece of the puzzle and the vision for how it all fits together is what allows me to execute the home sale process with ease so my sellers can sit back and relax.
So, you’re ready to sell?
MY APPROACH
Home selling can feel a bit like a marathon, and it’s my job to make sure you cross the finish line without any major fatigue or burnout. That starts with evaluating your home’s condition and educating you on:
1) All the possible approaches we could take and
2) All the potential scenarios we could run into along the way.
As a Realtor with an expertise in home repair and design, I’ll assess your property and let you know exactly what you need to do to get top dollar for your investment. From there, I’ll recommend the best possible pricing and marketing strategy to draw in qualified buyers and support you through every step of the transaction thereafter.
MAJOR SELLING MILESTONES
PREPPING THE HOME:
If you’re looking to maximize profits on your home sale, properly preparing the home should be your number one focus. We’ll walk through your home together and I’ll give you a full list of recommendations for making your home more appealing to buyers. This may include having your home professionally staged (which research shows consistently results in higher offer prices).
PRICING THE HOME:
Based on your home’s size, condition, location, and features, we’ll price it competitively by assessing comparable homes in the area to attract the biggest buyer pool possible.
MARKETING THE HOME:
To show your home in the best light, we’ll professionally photograph your home before promoting it online, in print, and with neighborhood signage to expose it to every potential buyer in your price range.
ACCEPTING AN OFFER:
Once we receive one or multiple offers on your home, we’ll go over each item on the contract together. Depending on how the offer measures up to your home selling goals, we can accept the offer outright, counter the offer and negotiate, or reject the offer in favor of waiting for something better. In a multiple offer scenario, it’s also possible to accept an offer in back-up position in case the first contract falls through.
INSPECTIONS & REPAIRS:
Now that we’re in contract, your buyer will most likely order professional home inspections to be completed on your home. Once they have the results, they may submit a repair addendum based on the findings, which we will negotiate together. This could include requesting certain repairs be performed on the home, concessions on costs or purchase price, or other scenarios. If repairs are requested and agreed upon, I’ll source some bids on your behalf to ensure the process runs smoothly.
CLOSING & POSSESSION:
During the final days of your transaction, we’ll coordinate the signing of your closing documents and make sure you have everything squared away for your move.
AFTER CLOSING:
If you’re moving within the area, I’m here to help you purchase your next home and create a seamless transition to minimize stress. If you’re relocating out of state, I can help connect you with a great Realtor in your destination city to make sure you’re properly taken care of.
